Episode 23: Finding A Mentor That Is Right For You
Tuesday Mar 30, 2021
Tuesday Mar 30, 2021
In episode 23 of the Jerry and Jacobe Podcast, hosts Jerry and Jacobe talk about why you need a mentor and how to find the right one for you. Regardless of your industry, having a mentor is a great way to gain wisdom without having experience!
Episode Highlights:
- Learning how to find mentors and ask them for guidance has changed Jerry and Jacobe’s lives.
- There’s a whole portion of the population that doesn’t recognize the need or value of coaching.
- As an athlete, Jacobe never thought about having a coach or a mentor outside of sports until he found one in real estate.
- One of the stop-gaps for most people when it comes to finding a mentor is that it doesn’t exactly feel natural for them.
- In the business world, the difference between a mentor and a coach is that coaches are paid while mentors are people that we want to be like.
- The relationship we have with a coach and mentor differs on the levels of trust and involvement in other areas of life.
- Those that are passionate about coaching usually have a natural desire to be a mentor as well.
- When it comes to finding the best coaching program for you, it’s important to know what you want to accomplish in your career and life.
- Without having to look for one, Jacobe found a spiritual mentor who was saying things that landed in a way that he had never felt before.
- It’s important to know that people are willing to help you if they know that their time is going to be well spent.
- Tim Ferris advises people to look for advice not to take and avoid people that are giving out a specific solution.
- The best mentors do not want to be approached with questions that can be answered with a Google search.
- Jacobe finds satisfaction in hearing how mentors came to their conclusions rather than the conclusions themselves.
- You can have a dead mentor and utilize their lives and information to shape your own path.
- Many of the great coaches alive today give away a ton of free content, though they can be hired as well.
- We get whatever we’re searching for and that’s why it’s important to ask questions and stay open-minded.
- Finding a shadow mentor - someone you can follow around - can cut years off an entrepreneurial journey.
- Typically, when Jerry looks for a mentor he looks for someone that is doing what he wants to do.
- Jerry does his best to connect those in his circles to people he believes they can learn from.
- Mentoring and creating a network of relationships is vital to everyone, not just entrepreneurs.
- It’s very hard for someone to say yes to mentoring you if they don’t have some sort of relationship with you first.
- Sometimes it feels weird to establish a mentorship because it feels more intimate than getting a coach.
- No relationship starts out as anything more than ground zero, so you must stay open to creating connections and watching them grow.
- You have to have an extreme amount of respect for someone’s time when you are looking for a mentor.
- The term MAO, Maximum Allowable Offer, is the most that you are able to pay for a property and it remains a profitable investment.
3 Key Points:
- At some point, we are all going to outgrow our mentors and coaches, at which time it’s necessary to level up.
- Before you can find the right mentor, you must first know what you want out of your career and life.
- A good mentor does not tell you specifically what to do next but offers advice as to how you can make the best decision to move forward.

Tuesday Mar 16, 2021
Tuesday Mar 16, 2021
In episode 22 of the Jerry and Jacobe Podcast, hosts Jerry and Jacobe interview Mr. Jimmy Rex. Jimmy is an incredible realtor, entrepreneur, and investor that hit rock bottom and built his way back up; Now, Jimmy lives life to the fullest every single day!
Episode Highlights:
- Based out of Salt Lake City, Jimmy is a real estate agent who invests in 12 private companies and owns 20 properties.
- One of the biggest mistakes people make is thinking that you have to suffer in order to be successful.l
- For Jimmy, the only failure in life is not trying something, and he gets pleasure in the effort and what he learns from it.
- At 21-years-old, Jimmy started a successful door-to-door meat business that was halted by his partner’s drug problem.
- Taking on all the debt from his meat business, Jimmy got his real estate license and sold 60 houses in his first year.
- Attaining success when you’re young sets you up to play from an advantageous position for the rest of your life.
- All-day in his car, Jimmy listened to coaching CDs and informational audio for educational purposes.
- People today have so many options for audio entertainment, much of which holds no real value.
- Rather than file for bankruptcy like one of his partners, Jimmy made the choice to pay back the money.
- In November of 2006, Jimmy’s mentor told him to sell all the homes he had before the collapse and got stuck with $150k in debt.
- It felt like every time Jimmy got ahead, he got knocked back down again, but he never played the victim.
- Jimmy is incredibly grateful that no one bailed him out of his debt because that built him into the person he is today.
- Through a remediation process, Jimmy was able to purchase a meth house for $11k and sell it for $90k.
- Real estate is a great industry because you can make big chunks of money very quickly and in a variety of ways.
- Social media and 15 years of experience actually allowed Jimmy to sell 30 houses in 1 day from a single Instagram post.
- With over 60k followers on Instagram, Jimmy can use his social media to put out his messages in the way that he wants.
- Marketing is about finding the eyeballs, and right now, the eyeballs are on social media and specifically, TikTok.
- As a kid, Jimmy remembers his dad losing his cool when things went wrong and he made sure he would never do that.
- If you want to build a social media following, you have to make yourself attractive to your audience.
- Once you draw people to your page, you can use your stories to keep them engaged and interested.
- There’s an art to showing people that you are great and interesting as opposed to telling them.
- Jimmy hopes that his playing big shows other people that they are playing too small and that they can change if they want.
- Everything that Jimmy does and says is a reflection of who he truly is, and that’s rare in this world.
- One of the main values of Jimmy’s life is to be playful and self-amused by finding comedy in his own life.
- Aim to give to every person in your life and show up as a net positive by making their life a little better.
- Jimmy values the relationships that he has built with his family and friends more than anything else in life.
- The Hundred Dollar Dinner Club is a networking group that Jimmy started to support the workers at restaurants by tipping $100 from everyone.
- Jimmy participates in Operation Underground Railroad where they have saved hundreds of children and women from sex trafficking.
- Jimmy’s persistence to push through the hard times gave him the freedom and resources to save lives later on in life.
3 Key Points:
- Jimmy got into real estate as a way to pay off the debt from his crumbled door-to-door meat business. His motivation to pay off the debt helped Jimmy build a 20-year real estate business in 2 years.
- Fulfillment and self-confidence are attained by earning something through your effort rather than playing the victim and letting someone bail you out.
- All tools can be used for good or bad purposes, just like with social media; However, if you can use it to market your business in the right way, social media is a great thing.

Episode 21: Align Your Life With Your Values with Sergio Nazzaro
Tuesday Mar 02, 2021
Tuesday Mar 02, 2021
In episode 21 of the Jerry and Jacobe Podcast, hosts Jerry and Jacobe interview fellow realtor and friend from Denver, Sergio Nazzaro. Sergio learned some incredible life lessons from his time at the Air Force Academy with Jacobe. Though he has only been in the game for a short time, Sergio has already seen some incredible success!
Episode Highlights:
- Jacobe and Sergio have known each other since their college days at the Air Force Academy.
- Originally from New Jersey, Sergio moved from Houston to Colorado because his parents were deceived by a real estate agent.
- After his deployment from Afghanistan, Sergio suffered from PTSD and felt lost about what he wanted to do.
- In his junior year of high school, Sergio’s dad took him on a tour of the academy the week before Recognition, or hell week.
- Though Sergio’s grandparents and great grandparents served in the military, his dad did not have that connection.
- Sergio is incredibly grateful for his time at the academy and the opportunity to represent on the club hockey team.
- In junior high, Sergio only made it through 4 weeks of football before quitting, but that gave him the fuel to stick with the Air Force.
- Sergio has only been in real estate for 3 years and he is still trying to figure out what success looks like without sacrifice.
- By looking back on the past year, which was his best so far, Sergio is able to see what actions and decisions are serving his life goals.
- Your values can change as you grow older, so it’s important to recognize those and align your life with them.
- Since they have met, Jerry has taken note of Sergio’s incredible work ethic and ability to shift from his hindering work habits.
- Sergio’s morning routine makes him happy because he knows that it is making him a better person, but his business routine didn’t have the same motivations.
- In the last year, Sergio recognized that his ego was feeding on his success, which caused his goals to be self-serving.
- It took 8 months for Sergio to realize his parents were his true motivation for getting into real estate.
- People have a tendency to think they want what others have achieved until they achieve it themselves and realize that it’s not right for them.
- Jacobe noticed at their class reunion that Sergio’s face showed that things were not going well.
- After following Jacobe’s advice to attend a coaching event, Sergio knew for a fact that his life had just changed and he had direction.
- Thinking that his first year’s success was a fluke, Sergio was incredibly shocked to see that he doubled those numbers in his second year.
- 4 months into his second year as a real estate agent, Sergio had a heart attack at only 34 years old.
- Since Sergio’s first experience speaking on stage, he’s realized that talking about his struggles has greatly helped him get through.
- Initially, Sergio was scared to talk about his heart attack because of a fear that he wouldn’t be around for much longer.
- When Jerry first met Sergio, he had a totally different view of him because Sergio was very much a deer in the headlights at the event.
- What motivates Sergio now that he has found success, is to be efficient in his business and be the best he can in all of his relationships.
- Sergio has removed caffeine, alcohol, and relationships with people that suck the energy out of him from his life.
- Once he became clear on the importance of deep relationships over superficial ones, it became easy for Sergio to decide who to keep in his life.
- Jacobe has realized that he was never able to be fully truthful with others until he was truthful with himself.
- That life mindset that so many people have that drives them to have nice things starts in high school and is only detrimental.
- Some habits that have helped improve Sergio’s life are prioritizing recovery over workouts and journaling.
- During survival training where he had to live in the woods for 10 days, Sergio sold his food for $400.
3 Key Points:
- The terrorist attacks of 9/11 took place during Sergio’s senior year of high school and solidified his desire to go to the Air Force Academy and serve his country.
- It’s inevitable that your values will change somewhat throughout your life, so it’s important to stay flexible and make sure that your life aligns with your core values.
- In 2019, Sergio’s 2nd year as an agent, he suffered a heart attack that derailed his success for 3 months, but he was able to battle through and double his numbers from 2018.

Episode 20: The Best Is Yet to Come
Tuesday Feb 16, 2021
Tuesday Feb 16, 2021
On this episode of the Jerry & Jacobe Podcast, hosts Jerry and Jacobe ask you a question. Is your best behind you, or is it yet to come? There are ways to look to the past that will help launch you into the future, but be careful when you walk that line!
Episode Highlights:
- When working with his youth group, Jerry hears plenty of students talk about how these are the best years of their lives.
- Winning 3 state championships and 1 national championship in high school represent a great time in Jacobe’s life, but not the best.
- Jerry breaks his life down into different stages, ranging from different school levels to post-graduation life segments.
- For so many years, Jerry was forced to live in survival mode, so he has always had a more positive outlook on the future than the present.
- College brought the first semblance of regularity and stability that Jerry had ever seen.
- Jerry began to let go of what he couldn’t control at a young age and let life happen as it went.
- With such an unstable upbringing, Jerry always knew that the future was going to hold something better.
- One of the laws of the universe is that you are either evolving or dying, going forward or backward.
- Whether our life events are positive or negative, you have to learn from them and move forward.
- This idea of better days in the past is something that is often affiliated with sports.
- Jacobe has noticed that the other guys that he played with back in the day have used their pasts to propel themselves into the future.
- Different groups of athletes that Jerry spends time with tend to focus more on the relationships that have been developed rather than the accolades.
- Feelings of nostalgia are mainly driven by the feeling of community rather than the actual events.
- As we go through different stages of our lives, our visions change along with the times and have expiration dates.
- For Jacobe back in Midland, Texas, the vision growing up was that he was going to play football.
- While it’s important to have short-term goals, everyone should accompany those goals with a long-term vision.
- Jacobe was able to take the skills that he learned in sports and transfer those into the business world.
- A vision and a plan mean nothing without the preparation beforehand and the ultimate execution.
- The transition between a household that has kids and one that no longer does is a very hard one for many people.
- You can choose to be reactive and have no control or be proactive and experience a smoother transition.
- Pain is unavoidable in life, so rather than running from it, you can push towards it and become comfortable with it.
- There is really only one formula for being successful in real estate, but the speed at which you achieve success is determined by your tolerance for pain.
- Whether it’s in boxing or real estate, everybody has a plan until they get that proverbial punch in the face.
- When looking back, focus on relationships; when looking forward, focus on the plan.
- Decide what things you actually want and what things that you think are cool because other people have achieved them.
- Consistency is key to improving your life, your kid’s lives, their kid’s lives, and so on and so forth.
- Jacobe’s last deal came in the form of a vacant, off-market property with a lot of equity and an out-of-state owner.
- Jerry’s last deal was a probate property, meaning the court determined how to distribute the property.
3 Key Points:
- Our individual perspectives on how our lives play out will eventually determine our individual futures, so make sure yours is a positive one.
- Using past memories as lessons learned and relationships gained can be very useful as long as you don’t live in those past time periods.
- It’s the transitions between life stages that scare people the most, but if you can stay proactive and think about these shifts before they happen, you can better prepare yourself for the change.

Episode 19: Working On Your Goals for 2021
Tuesday Feb 02, 2021
Tuesday Feb 02, 2021
On this episode of the Jerry & Jacobe Podcast, hosts Jerry and Jacobe discuss what they are working on and where they are at with their 2021 goals. It’s one thing to talk about what you are going to do and how you are going to do it; it’s a whole other thing to actually get stuff done!
Episode Highlights:
- Jerry just hit his first goal of the year when he finished Jocko Willink’s book Extreme Ownership.
- Though Jerry usually listens to his books, he made it a point to both read and listen to Jocko’s book.
- Just like anything else, reading is a skill that takes time to get really good at, but the more you do it, the better you will be.
- Extreme Ownership taught Jerry how to take complete and total responsibility for every situation that he is in.
- Jacobe respects Ray Dalio because he has been able to grow one of the world’s largest hedge funds starting from nothing.
- Ray Dalio attributes his success to staying open-minded and learning from his mistakes by taking calculated risks.
- In the last year, Jacobe has realized that caring what others think of him has been holding him back.
- Looking back, Jerry has found himself playing small to make others comfortable, thus hindering his growth.
- Though in his head Jacobe questions what his clients think of his results, Jacobe knows that there isn’t much truth to it.
- Chasing perfection causes Jacobe to procrastinate, knowing that perfection doesn’t exist.
- Recently, Jacobe has been posting more on social media as he goes down his laundry list of topics that he wants to talk about.
- Having won 2 world championships in jiu jitsu as a blue belt, Jacobe has the mindset that his knowledge on the subject is very helpful.
- In his last tournament, Jacobe got put to sleep, and he felt comfortable enough to post the video online.
- If you want to make a video go viral, all you need to do is authentically provide value to your viewers.
- Being authentic doesn’t mean you have to be open about your demons, just remain honest about what is going on.
- Gary V and Grant Cardone do the exact same thing but in their own unique ways.
- J.D. Greer’s 90-day challenge in his book Gospel is helping Jerry deal with people and problems in his life.
- Successful people have a morning routine, so Jerry has decided to establish one of his own, starting at 6:30 am.
- Rather than just saying what he’s going to do, Jerry has made the choice to change his daily habits.
- Jerry does his best to stay realistic as to what it takes to be successful in his own life.
- Rather than using his planner as a driving force, Jerry uses it as a tool to help propel him forward.
- Jacobe is focusing more on setting goals with substance behind them rather than just aiming for some number.
- Knowing what is behind the numbers that you are aiming for gives you the fuel to keep going when times get tough.
- With his first child leaving the house, Jerry is excited to see the growth that his son is experiencing on his own.
- This year, Jerry hopes to balance out his busy life by bringing hobbies back into it, such as RC cars and fish tanks.
- Tax-delinquent properties are going to go through the roof this year because of the delay of tax payments allowed by the IRS.
- When marketing to tax-delinquent property owners, Jerry makes sure to present 3-4 options as to what they can do with their property.
3 Key Points:
- In Jocko Willink’s book, Extreme Ownership, Jerry learned to take ownership over everything in front of him via 4 methods: cover and move, keep things simple, prioritize and execute, and decentralized command.
- Jacobe has noticed that even though he tells himself that he doesn’t care what others think, he really does. Going forward, he looks to meet this head-on by remaining vulnerable and confident in his wisdom and experience.
- It’s incredibly important to have a “why” or reason behind what you are doing. Just aiming for numbers makes it difficult to pull yourself to do more work.

In this episode of the Jerry & Jacobe Podcast, hosts Jerry and Jacobe discuss why you should follow your commitments rather than your passions. Passion can fade, but your commitments get you to your destination!
Episode Highlights:
- Jerry can’t help but feel like a hypocrite because he has failed to follow his commitments in some areas of his life.
- Throughout his life, Jerry has struggled to stay consistent with his commitment to weight management.
- It’s normal for people to make commitments to get their lives in order around the beginning of the year.
- There were things that Jerry has been excited about throughout his life that he felt passion towards, but only for short periods of time.
- Emotion and passion are strongly linked but tend to fade in the long term.
- Jerry has found that certain passions in his life and the lives of those around him have turned into commitments.
- Through Jiu Jitsu, Jacobe has committed to teaching his sons lessons that will come up later in life.
- Jacobe is more committed to the tangible lessons learned from Jiu Jitsu than the art itself.
- While Jerry has never felt passionate about his jobs in the past, his commitment to those jobs has led to some sort of passion.
- By making a commitment to help others get what they want, Jacobe has been able to get what he wants.
- Choose what definition of commitment reaches you at a deeper level and use that for direction.
- It’s important to focus on something, that being, know where you’re going, or there’s no telling where you’ll end up.
- There’s nothing shameful about getting off track along the way as long as you make the necessary course commitments.
- Even the smallest misdirection at the beginning of a long journey can put you miles away from your target.
- Watching the show Bar Rescue makes Jerry remember that feeling of helplessness that is brought on by mountains of stress.
- Just because you didn’t mean for something to happen doesn’t mean it didn’t happen; face your reality and deal with it.
- We have all started journeys with vague destinations, making it hard to know when we’re off course.
- Don’t let your passions blind you to obvious changes that need to be made.
- Goals without a purpose behind them can lead to wasted time and a feeling of pointlessness.
- You will always have to sacrifice something to attain your goals but don’t sacrifice the things you love.
- Marriage, the ultimate complex commitment, teaches better than most that commitment has nothing to do with your passions.
- After playing football for Air Force, Jacobe made a run at getting into the NFL by working out 3 times a day for a whole year.
- Jacobe’s attempt at getting into the NFL taught him what real commitment looks like, though a lockout got in the way of his dream.
- The trick to becoming successful in real estate is knowing where to find the deals, which is harder than it looks.
- Jerry markets to probate and estate sales, tax delinquent, absentee owners, and pre-foreclosures to find motivated sellers.
- After getting your list of leads, it’s time to make contact, whether that’s through direct mail or other avenues.
- Make sure that you are aware of local regulations regarding how you can reach out to motivated sellers.
3 Key Points:
- There is a strong correlation between passion and emotion, whereas they act as kindling to start the fire but can’t keep it burning. Commitment can act as the fuel to keep it going.
- It depends on the situation whether the passion or commitment comes first, but before both must come purpose.
- While passion can get you started, if aimed in the wrong direction or at the wrong things, it can blind you to the changes that you need to make.
