On today's episode, hosts Jerry and Jacobe talk to Coach Chuck Peterson. He was born and raised in Fort Worth, Texas. He graduated from the Air Force and served seven years active duty. For those years he was at Eglin Air Force Base as a space surveillance crew commander supporting the NORAD Mission with missile warning and satellite tracking. Coach Chuck shares what "Balancing" means to him? Is it Time or Energy? Tune in and be inspired.

- In 1990, Chuck coached at Air Force and spent 17 years there. Left there went to university, North Texas, for four years and then spent ten years as a head coach at the high school ranks 1 stent of five years at Orange Lutheran High School in Orange, CA. In the last five years he has been at Hyde Park in Austin, TX, a smaller Christian high school and then he has been at the United States Naval Academy since January.
- Chuck's dad sacrificed a lot so that they could have whatever they needed. He was an extremely successful businessman but refused to move to New York because he wanted to raise them in Fort Worth.
- His dad traveled back and forth to New York for about 10 years, he would come home on Thursday night so he could watch a Friday football game.
- Chuck's dad was ultimately the national vice president of Sales for L'Oreal. He was on the initial cadre that brought L'Oreal to America from Europe.
- Coach Chuck shares how he spotted Jacobe and what was the recruiting process was like.
- Jacobe came from one of the most storied programs in the state of Texas. He was a fullback in an offensive feature detail back. During his junior year they won the third consecutive state championship but as a fullback he didn't get a lot of carries but did some of the unsung things that are important.
- Coach Chuck says when it comes to recruiting teams, it is really important that you find people with great work ethic and high character kids.
- The Academy is hard, and there are going to be times, you are going to get knocked down and it's about just pulling yourself up, says Chuck.

- Coach Chuck approximately recruits 100 kids and that doesn't mean that he is establishing 100 relationships.
- As a leader, you set the parameters and you can set the balance too, says Chuck.

- Chuck has been married for 34 years; His wife has been with him through every journey. She has always been there for him.
- Chuck's oldest son is 32 years old. He is coaching the secondary at Prosper High School north of Dallas.He is married and they have two kids. His middle son just got married this weekend; His daughter is in Austin.
- Remember who you are and who you represent and what that means. You represent much more than yourself, you represent the school that you represent, you represent your last name. In all those kinds of things, don't let one day go by. You don't tell your mother and dad you love them and thank those that are responsible for you being here, says Chuck.

- In coach Chuck's journey there was a lot of humility. At times he was hurt and there was a bitterness that he didn't enjoy.

On today's episode, hosts, Jerry and Jacobe interview Mr. Pauly Domenech. He recently has been crowned as the number one real estate agent not just in the US, but internationally and that is out of 45,000 agents. Pauly went through an eighteen month process to get his real estate license and shares his story and success on the podcast. Don’t miss it!

- One of the things that Pauly will not sacrifice is family. He can sacrifice his personal time. He could sacrifice the things that he likes to do personally.
- Having faith over fear is something else that Pauly won't sacrifice, and he truly thinks that helps him get through all the moments, and doubts.
- Spend time with your family because all other work in the office can wait and if it can't wait then it is not supposed to be in your cup, just let it go.
- Pauly is just grateful to have friends that have opened his eyes to the fact that time goes too quickly especially regarding kids growing up because it's true that from one to three was a blink of an eye.
- Pauly has been in real estate for almost seven years; It happened when a guy who was going to his jujitsu classes stopped going for some financial reasons and was in mortgage.
- If you already see something happening and you know your steps, and if you have that desire to be at the end goal, then you know where you're going to be at, says Jacobe.
- It doesn't matter what box people put you in, you could break outside of that box because that's where success truly is.
- If your purpose is big enough, the obstacles will cease to exist and they won't be there and there will be nobody who is going to stop you from that, says Pauly.
- Pauly is the guy who got Jacobe into jujitsu during a conference in California. Pauly was a black belt that time and Jacobe had just gotten into it.
- Jacobe loves jujitsu because even if you don't know what you're doing, sometimes you can fall into the right spot because the other person just made a mistake.
- You would have to commit to being successful, because it is going to have its ups and its downs but those ups and downs are golden moments.
- When you are on the successful path, or you get the success -be mindful and grateful for who planted that seed and who helped that tree grow.
- Being consistent over a long period of time is a genuine thing for you. You have got this ability to drown out all the noise around you, drown out the haters or the doubters, or the negative, says Jerry.
- Pauly shares about what that led him to jujitsu and in 2015 he won a world championship in jujitsu.
- Pauly fills himself up every day in the morning with his meditation, exercise, affirmations, visualizations, reading and writing and every day that is what he looks forward to.
- The thing is that you learn something new every time, but nothing like the first time.
- If we have a system in real estate then we could scale it and we can help every single person that wants our service, says Pauly.
- Seek to be worth knowing rather than well known, says Pauly.

- Stop paying attention to things around you and just keep going forward because it's your obligation to be the best and to get you to the finish line.

On today's episode of the Jerry and Jacobe Podcast, hosts Jerry and Jacobe will talk about the housing market and real estate. They are always being asked what their opinions are on what is going to happen and and what they think will go on in the future for home buyers and sellers. Tune in.

- It doesn't matter if we are at church, baseball games, or coffee shop, everyone is talking about how the housing market is “crazy”. The real estate industry seems to throw the word crazy around a lot right now, too
- The people Jerry talked to, mainly in retail real estate, say the rates do not drive the determination of whether it's time to buy a house or not.
- No one is waiting around for the perfect time to buy a house. One buys the house when one needs it, says Jacobe.
- 15 to 20 years ago, Midland was the hottest real estate market, and you couldn't find a house, and it was the same as everybody else. As per Jacobe it's not as crazy as it was during that time.
- The real estate is local too; Just because it's doing something in one part of the United States does not mean it's doing the same in another.
- Interest rates are not going to drive demand down as far as how many people are buying houses because they may buy a smaller house, says Jacobe.
- People will start saying that the housing market is slowing down. But it's not slowing down, it's still crazy, and you still are getting offers.
- The Scholastica Corporation says that the average consumer is spending $429 an additional per month for the same items they bought a year ago because grocery and gas prices are increasing.
- As the prices of groceries and gas are increasing with increasing values, property taxes are also going up.
- If you have a mortgage and it's escrowed in with all your payments, your payments are going up regardless because housing values are going up, says Jacobe.
- The lumber prices are coming down now, but with all the inflation and prices going up, a builder can't build a house at the same price they could build it for in the past.
- It doesn't matter if the builder borrows money, or he is paying cash. He still has to be able to make a profit. And to make a profit, you have to create something for less cost than what you sell it for.
- Builder's profit has more to do with material costs and labor issues; Also, you have to have a reason and incentive to build.
- More people are on the planet than in the past, so we need more housing, but the question is: How do we get the supply up? and How do we make it more affordable for people?
- If you are on a fixed income or on a job where your pay isn't increasing, and housing costs are increasing, then people have to make changes, and all have a ripple effect.
- It doesn't matter if you're going to buy a house or if you're leasing a house; Your housing cost is going up regardless.
- Jacobe has read in the White House article that they are changing up financing and trying to help people get more financing. What does it mean?
- Most people aren't accepting what FHA offers right now because people are using a conventional or higher down payment product.
- Until we start fixing the supply issue, we are not going to be able to fix the problem of price hike, and it will continue to go up.
- Affordable housing will be an issue in the near future, and many people are investing in mobile home parks.
- The main question is, affordable housing prices are still going up but is the market going to crash? Because that's what everybody wants to know.

- If you watch Fox News, CNN, they are talking about baby formula shortages, and then they are talking about the housing market. They are focusing on the trending topics with the goal of entertainment more than facts and helpful information.
- The President's 2023 budget includes a mandatory spending proposal that would provide 10 billion in HUD grants to reduce affordable housing barriers for States and localities that have already adopted forward housing policies
- One of the things that come up in conversation all the time is that having the forbearance program implemented during COVID, foreclosures will come to help with supply and demand. Was it true though? How has it affected where we are today?

Jeff explains how there are going to be a lot of sacrifices to have success and you have to define what that is. Jeff is planning to build up businesses to where in the next five year, he can sit back and then just focus on what he really loves to do. Tune in.

- Mortgage is Jeff's day job,but he has partners who run it. He spends his time doing all kinds of things. He hosts the Lab Coats Agents Podcast. Jeff and Tristan Ahumada started a Facebook group called Drunk On Social, which is all things social media, being the frontrunner on the news and the strategies and the things that are working. They do group coaching and they also manage individual’s social media.
- Jeff is a partner in a Business Video School platform where they teach video. They have got another platform called Real Estate Mastery Pros; Jeff designed it for his loan officers as a way to bring value to real estate agents.
- Jeff is a family man, so family comes first, and businesses are close to second, but he does everything in his business to provide for his family, to provide a good life for his family.
- Jeff dedicates his mornings to spending it with his daughter and getting her ready for school and he spends an hour or two with her.
- Since he has built a business that allows him to work from anywhere, he never sacrifices family time. He doesn't sacrifice travel. That's something as a family they do a lot.
- You hear successful people say 5:00 AM club, you have to get up at 5:00 AM to be successful. Jeff doesn't agree with that. He is not saying that there are not some traits in there that might make you successful, but just because you get up at 5:00 AM doesn't make you successful.
- At the end of the day, anybody who argues and says that you should do it in a certain way, in Jeff's opinion, is just making an excuse for their lack of success.
- Jeff had seen setbacks in his mortgage business over the last couple of weeks and it has caused him to lose sleep.
- In the early 2000s, Jeff got connected to a mortgage broker. Mortgage brokers are more prevalent now. TThey hired Jeff to basically build a company, but they were involved in a bunch of other things.
- Jeff diversified investments into restaurants and bars because that is what his partners did. He invested in tan salons because that is what they did. He invested in an energy drink. All of it crashed.
- In 2008, Jeff switched from mortgage brokerage. They switched over to USA Mortgage; People just focused on refinances and then they shifted to real estate agents and purchases.
- In 2014 to 2015 Jeff was consistently doing 600-800 units a year for roughly 100 to 130 million, which is pretty good in the Midwest.
- In 2014-2015 this was right about the time social was starting to become a big thing and Jeff didn't like the direction of his company.
- Jeff got aligned with something, somebody more innovative and he got caught in the right place at the right time by a guy who owned a company.
- Before Tik Tok existed, Jeff wished he had that foresight, but now it's mainstream.
- Jerry is doing the Business VideoSchool and he is doing group coaching. One of the things that Jacobe has done lately is ramp up their video and YouTube.
- When everyone else is zigging, you should obviously be zagging. You have got to have that first level of uncomfortability.
- What is going to define you differently? What your content strategy should be is defining your pillars of content and defining who you are, what you are going to be, and what you are going to talk about.
- Jeff is not trying to create extra work for anyone. He is just trying to build off of what you are already doing.
- Everybody is saying, ‘Get on social’ and ‘Video is going to be 95% of traffic’.
- As a content creator, Jeff has to figure out what they are not doing.
- When it comes to social media the thing that people overthink is, "I have to talk about business."
- There are some professionals that live and breathe on Real Estate or mortgage content alone, and they have been successful at it.
- No one can duplicate your life and that's where you create the differentiation.
- Jeff focuses on short-form content. He wants to be known for social media, social media news, social media tips, video tips, business trip tips and tricks.
- Perfection paralyzes you and you get caught up in how you look and how you sound.
- 93% of homeowners would use the same realtor again, but only 13% do. Because we suck at staying in front of our audience Jeff would argue that Social Media is the best CRM that exists because you are meeting your customers where they want to be met.

- Growing up Jerry never had any dreams. He always felt like he was in survival mode; When you are in survival mode, there is no room to dream.
- We all have a dream, no matter what that is. The dream is like your vision and a lot of times it's just automatically placed. We often think that our dream or vision depends upon our circumstances or where we have been, says Jacobe.
- Mindset is the most important key in this whole thing especially in the phase of life that we are in right now and changing our mindset.
- People always read the books about how to grow rich or how to raise your salary but in general there is a burning desire.
- What you want goes along with your dreams. For the longest time, Jacobe has been trying to figure out what his dream is.
- There is always a balance and the relations that you build that are important to you.
- What does it mean to intentionally approach all aspects of your life? Why does it matter?
- Jacobe discusses building a good foundation for what is to come.
- You have to consider and evaluate whether or not the tasks and activities you are choosing to spend your time on are actually moving you in the direction that you want to go or not.
- Write your goals down in the morning and in the evening when you go to bed because it's not the same thing every time in the morning.
- Jacobe is writing down who he wants to be and who the person he needs to be is to accomplish the goals or have what he wants.
- For Jacobe, writing down in the morning has changed everything, and not just writing it down but thinking through that whole thing keeps your mind focused on who you need to be/
- Jacobe discusses negative self-talk and how to move through it.
- If you don't even have a clue for what you want, you can do the exercise of start writing down who you want to be and just keep doing and working into that, and all the other stuff is going to fall into place.
- You need to get some clarity on your dream and desires, and the best way to do that is to spend some time internally and work through them.

- Our dreams are drastically affected by our mindset and our degree of intentionality working through internal desires and balancing them with how we fill our time.
- Your mindset may be affected by the future or the past and it is important to evaluate those factors because it will shape your destiny and your vision for your life.

- In the military, they have classes that are called transition assistance; All of the classes get you ready for civilian life.
- Jacobe was introduced to Robert Kiyosaki, he talked about his financial IQ and then he mentioned the book, Rich Dad, Poor dad, when he read it that is what ran him down the road of passive income.
- Jacobe started researching and he found out every person who has a significant amount of wealth has real estate in their portfolio. It is the one endeavor that the average human being, the average person, if you get creative, you can do whatever to get into real estate. He started looking down the road you get on YouTube.
- On the first day of the event, Kent got up and did his intro speech and he said two things that stuck out to Jerry. He said that 50% of the houses in America are sold off markets and the second thing he did, he defined this thing called wholesaling.
- Taking action on the right information will change your life, make sure that you have access to the right information.
- There are opportunities out there, you just have to know how to find the opportunities and most of the people that Jacobe speaks with want to invest in real estate, what they call gambling.
- The one part about real estate investing that Jerry likes so much is, with the skill set that he has between retail sales and investment, he doesn’t know if there is a good or a bad market. People always say it is a good market or it is just the market and whatever the market is doing is what he needs to figure out, so it definitely expanded the skill set.
- You make your money when you buy it. And that means you have to make an offer that allows your profit-one that your profit has already been accounted for, says Jacobe.
- Jacobe says from an investing mindset, wholesaling is a skill that if you want to become an investor, wholesaling is something that you should just know in general.
- People buy houses that they are going to live in and those are retail. Retail set purchases are most of the time on the MLS. You are going to find a house that is being sold at retail and what that means is it’s being sold close to its market value. You have to be able to buy something at a wholesale price and then mark it up and sell it at a retail price, that’s what an investor does.
- When you are investing in real estate, you want to find either an area that you know is up and coming or you know really well or if you don’t have any knowledge and you are just starting out, you want to find a place that has a lot of transactions because it has a lot of data and real estate residential real estate is sold on comparable sales.
- So many investors look back in 2008, 2009 and 2010 and they were so nervous then that they didn’t buy. And they definitely regret it because the real estate market has definitely rebounded from those years, that is for sure.

- Jerry didn’t know anything about real estate investing. He had been a realtor for probably five years, and he knew people invested. All of the investors that he worked with all had money. They were buying houses for cash, or, they were putting 50% down and getting a loan.
- Jacobe explains what actual investing is. “If it is real estate or anything else, as you have something and you add value to that, you know that you’re going to get a return on that investment or on the money you put in or on the product you put out.”
- Every time you remodel a house, there will be something that comes up that you did not expect or when you go to sell the house, there will be something that will come up that you do not expect.

Episode 51: What Happens To You When Things Don’t Go As Planned?

On today's episode, Jerry and Jacobe will discuss scenarios in which things do not go as planned. Jerry and his family had just returned from a vacation in Florida. Jerry talks about canceled flights and how responding to situations affects the people around him. Tune in now.
Episode Highlights:
- A lot of times, you have plans for what you want to do, and then you get thrown a curveball, and then you get thrown a knuckleball or sometimes a fastball.
- Jerry was on board to make his daughter’s trip exactly what she wanted it to be, and he saw a lot of poolside areas.
- Jerry got a notification that they had a flight delay and after that got the notification that the flight was canceled but not rebooked.
- Jerry was waiting for the airline to hit the messenger, and after 90 minutes, he got another message that there would be another 90 minutes delay and those two or three hours were kind of limbo for the day and to figure out.
- Jerry shares what happened next, how the frustration built, and what they decided to do about it,
- Jacobe had a really good time with Jerry’s family there and met Holly and Cooper for the first time.
- At the end of the day, the worst thing about the trip was Cooper missed his first high school baseball game, which was the most disappointing part of it.
- When the flight got canceled, the money didn’t stress Jerry out. But he commented that there was $1000 that he didn’t want to spend.
- Oftentimes people don’t have a lot of clarity on what we want. And when you know what you want, you just don’t know how to articulate it, or you don’t think about it enough.
- The material part is an easy measurable thing to start talking about what you want.
- The idea of why Jerry wants the Rolex isn’t about the Rolex. It’s about the ability that he has created something much bigger that is going to give him the opportunity.
- Jacobe always books early flights because you have time to make it to where you are going if flights get canceled.
- Tony Robbins said that you choose whether to be positive or negative, and you have control over that.
- There are positive and negative things that happen every single day, and if you are looking for the positives, you will probably be able to rattle off tons and tons of positives.

- Amidst all the chaos, Jerry spent some time alone, and realized that he needed to make this scenario best for his family and himself. It took about 1/2 hour, and he completely shifted their whole family’s mindset over the next couple of days.
- You can always turn a negative into a positive or positive into a negative. It is up to you to see things positively or negatively.
- The life journey is important, and as you go into that, you are going to become who you are going to become.

- David started his career in commercial and corporate real estate back in 2005, and he spent five years on the commercial and corporate side, and he realized that was not an environment that he wanted to build his career in.
- In 2015, 2016, and 2017, David was top 25 in Canada for individual agents, but on the sales side, he finished his career with Berkshire Hathaway Home Services in Toronto, where he was a founding partner shareholder and the Vice President of Growth.
- If you grew up in an environment where money was scarce, or abused or where money was always a concern or success was made wrong, and you were told you always had to work hard, that is imprinted into your body and your belief system.
- You cannot get where you want to go without giving up the unproductive inherited belief system you were around as a child.
- You have to go to work with an intense commitment to your personal growth.
- There is an instant narrative that you are working around and when you write that down, you have begun to unpack a fractured belief system.
- A powerful exercise to stretch yourself is to utilize the beauty and utility of luxury goods for personal growth. When you go and purchase something from Gucci or one of the luxury brands, notice the energy exchange when you walk into that store.
- People are constantly bombarded with this fabricated, fractured belief that you shouldn’t want things.
- David is no longer depending on selling real estate. He is going all-in with recruiting, consulting, and agent attraction accelerator.
- There are always mixed bags of reasons and justifications that are wrapped up in guilt and shame. “Why” is the word in the real estate industry that is more often associated with lack.
- If you have children, it’s very important, and you are wildly responsible for how you refer and respond to what they say and what they want.
- Over the last two years, society has been hammered with fear, lies, misinformation, moving the goalpost, saying this is true, but then six weeks later, it’s not true.
- The foundational element never discussed in our industry is integrity. People have status or concepts that they had learned from their family when they were kids.
- If you do not develop a sufficient level of integrity, you will not get to where you want to go. Integrity is the foundation of performance.
- When trust is present with yourself and other people, the only thing that can exist is love. Love is the universal energy of manifestation.
- Start traveling in the direction of the desire and stop resisting it and give up the belief that you need to have a big “why” because you don’t.

- During Covid, Tristian decided to go all out doing webinars and decided that he needed to be the calming voice. He did 5-6 webinars/day. He shares how it changed the perception of his audience and propelled him into other things.
- During Covid, companies were asking the question, “How do we not get left behind?”
- Glenn Sanford, the founder of eXp, became a billionaire and bought Success Magazine. He asked Tristian, “Can you help me out with a community site?”. Tristan talks about how he met Glen and the journey.
- The more time Tristian has taken to create content has allowed him to be able to anticipate what is happening next.
- Unfortunately, we look at what the media gives us, but at the very top, you have all the billionaires, and now they have become celebrities too. You look at their life, and they put everything on the back seat except for making money, says Tristian.
- It is natural for us to categorize good and bad, but if you fast forward ten years from now, how do you even know what is good or bad? Sometimes bad has turned out to be the most amazing thing in your life. So, never try to categorize that way.
- The curse can be a gift, depending on how you use it.

- The only thing Tristian can think for his teens and kids is to continually make them more uncomfortable by placing them in things that challenge them.
- Tristian identified that creating content is more important for him. He can create the content, but he can’t distribute it, and he can’t dice it up. So, that is why he started hiring more VAs and in-house staff.
- Leveraging, for Tristian, comes down to content and being able to reach as many people as possible worldwide.
- To create great content, Tristian needs to be taking care of his mind consistently and be careful who he is associated with.
- Tristian is slow at showing property, so he shouldn’t be the one doing it. He thinks his skills for what he is amazing at are on the back end: organizing processes, putting them in place, and making sure that he is hiring the right talent to execute on that and then grow.
- When you don’t have time to grow your mind, that is when you start putting yourself in the back seat.
- Jacobe always hears that you have to work hard to get ahead, or work should be hard to get ahead, but it doesn’t necessarily have to be hard. It could be something you love, and it could be easy.
- Tristian has noticed that our future of where the world is heading is always revolving around fiction. Possibilities for imagining what the future could look like rely on those crazy things that you read in fiction books.
- Tristian is always trying to get better at understanding because through understanding himself, he can understand other people because we all share the same emotion.

Jacobe came back from a Mastermind class, brainstorming with a small group of other people on how to build your business and become better. Jerry and Jacobe discuss the inspirational content as well as practical solutions in moving yourself forward.
Episode Highlights:
- The mastermind course was about investing in multifamily properties. They had a session on taxes, and everybody talked about taxes, but one guy Dan was very intentional about taxes. Jacobe shares the details.
- One of the questions Jacobe asked Dan was, ‘how do you find a good bookkeeper?’ He knows everything about taxes because he went out and took two continuing education courses that CPAs have to take for their continuing education.
- On asking about taking courses, Dan told Jacobe if you have not YouTubed your problem multiple times and watched the video, you need to do that first before you do anything else.
- The shower is the place where you can think and move things forward, but unfortunately, you can’t have a notebook in the shower. Have something, and once you step out, you can write down your thoughts.
- Being focused on the problem makes sense, and that is where your energy goes because Tony Robbins says focus goes, energy flows.
- Dan, a man from whom Jacobe drew a lot of inspiration, is not a spectator, he is a player in his space, and that is why he is successful. He is looking at figuring out ways to help people and do his job, and that is where his focus and intention are.
- Jerry has seen people with wealth or extreme wealth that had to get there by really stepping on people and knocking people down.
- Four or five years ago, Jacobe was trying to surround himself with people geographically not close to him, and he felt alone in business because his mindset was different from many realtors he was around.
- When Jerry started heating and cooling, he bought into this idea that if you worked hard, you would succeed, and so he was putting in 120-hour weeks. He came to understand hard work is not the only ingredient for the soup.
- Jerry started to get some knowledge about himself because he thought this would be good knowledge to push himself to the next level and break some wrong patterns.
- What is the mindset that sets you up for intentionality and focus?
- Whenever you are trying to do something, there is always going to be resistance. And Jacobe always thought of resistance as being negative. But one thing that was brought to his attention recently is that resistance can also be disguised as good things because he likes to be comfortable.
- There should always be resistance because if there is no resistance, you are probably not heading in the right direction.
- If you look at all the time that you went through the most significant growth in your life, it was out of friction, out of tension, out of pain, and feeling like things were out of order.
- When you start to produce at a higher level, some of the things you are doing aren’t necessarily considered a waste of time, but they aren’t the best use of time because we have a lot of important things in our lives, but you can’t do them all.
- Know what your values are and what you are focused on and that way you can integrate everything because it’s not about work-life balance, but it’s all about work-life integration.
- It is always good to get to mastermind events and hang out with some people that are kind of trying to do life the same way you and the way that allows you to unplug from your day to day and spend time focusing on the things that you know are the areas you need some improvement.

- Jacobe gauges everything by how much money we make but focusing on the goal is the easiest way to quantify it. It makes you more excited to know how to make money.
- If COVID had never happened, we would have never stopped or slowed down and figured out the most important things that we need to be doing because, in some senses, that is what COVID did for a lot of us, says Jacobe.
- Jerry is done with letting life come to him, and he is trying to slip back into the patterns of being intentional and staying focused on what is in front, not what just comes to him.
